Property Acquisition

Housing Tools will assist you in all aspects of the site investigation, feasibility analysis and acquisition process. Site investigation will involve: site and neighborhood visits; initial valuation; planning, zoning, and title review; and coordination and assessment of environmental studies and appraisals. Feasibility analysis will include: a projection of build-out capacity based on the site investigation; preliminary research on the local rental market and available financing; development of capital and cash flow proformas; and a scan of local political considerations and neighborhood characteristics. I can take on any or all phases of the acquisition, from negotiation and drafting purchase agreements, to securing financing and closing escrow.

Financial Structuring

Housing Tools will draw upon extensive knowledge of public financing programs to help you structure and secure your financing. This knowledge base includes tax credits, tax-exempt bonds, project-based Section 8, HUD programs, and state and local sources. I will develop a spreadsheet proforma to run various financing and development scenarios so you can strategically plan for a successful project.

Entitlement Processing

Housing Tools will navigate planning, zoning and permitting process so you can meet your deadlines. This necessarily involves an understanding of California Environmental Quality Act regulations. My experience working alongside and within the public sector will help you thoughtfully strategize your approach, and foresee and overcome obstacles to completing this critical path.

Project Management

Housing Tools can guide a project through all phases of development, from concept to sale or lease-up. I will work with your development team to maximize effectiveness and efficiency.
